Pre-Build

• Free Site Visit: We conduct a complimentary site visit to plan your smooth build path, assess ground conditions, and specify the ideal foundation system.

• All-Inclusive Price: The price you are quoted is the price you pay. This includes delivery, full assembly, and everything listed below as standard—no hidden fees.

• Planning Permission: Designed to fall under Permitted Development, meaning no planning permission is required for standard installations.

Foundations & Substructure

• Engineered Foundations : We handle the layout, appropriate groundworks, and the installation of either a concrete plinth or a ground screw foundation system—whichever our engineer assesses as most suitable for your site conditions.

• Integrated Monocoque Flooring System: A substantial 150mm x 100mm dual-beam subframe, fully integrated and double-bonded to the 122mm SIP flooring system, creating a rock-solid, squeak-free, one-piece monocoque structure.

• Secondary Flooring : A 12mm hardwood ply overlay with staggered joints, delivering maximum floor stiffness and a precision-level finish.

Structural Shell & Insulation

• High-Performance SIP Panels : 122mm Graphite-infused EPS SIP flooring and wall panels, boasting an impressive, low U-value of just 0.22W/m2K for exceptional thermal efficiency.

•  Interlocking Roof System : A continuous, specialist interlocking and self-supporting 120mm PIR insulated SIP roofing system, creating a seamless, unbroken thermal envelope, that completely eliminates cold bridging—ensuring zero weak spots and maximum heat retention

• Advanced Breather Membrane : Heavy-duty external breather membrane wrapping the entire building to protect against the elements.

• Engineered Air Cavity System: Built using external C24 pressure-treated battens to ensure vital airflow, tailored precisely by side:

• Front Aspect (Timber Cladding) : Features a two-tier 50mm 3D batten system (vertical first layer, horizontal second layer). This creates an “up-and-out” chimney effect, allowing continuous air circulation behind the natural wood.

• Side & Rear Aspects (Steel Cladding) : Utilises a single-layer 25mm batten system. The natural profile depth of the corrugated steel sheets inherently provides the additional depth and excellent air movement required.

• Note: This engineered airflow prevents the trapped moisture, rot, and mould common in cheaper alternatives—especially those where battens are laid solely horizontally, which acts as a dam that traps condensation.

Doors & External Finishes

• Premium French Doors : Double-glazed UPVC A-rated for thermal efficiency Advance70 security frames and Soft-Coat Low-E toughened glass. Security is assured with PAS24 and Secured by Design security standards to the entire assembly and High Quality 7-point Reverse Locking systems are fitted for that final peace of mind. Finished in Anthracite wood-effect externally with chrome handles and clean white internally with white handles.

3m build widths fitted with 2.09m wide doors.

4m and 5m build widths fitted with 2.69m wide doors.

• Front Cladding : Beautiful, natural Redwood 22.5mm x 125mm planks, cut from pressure-treated, slow-grown thick stock. Includes a matching French door surround for a seamless blend. Available in your choice of vertical or horizontal installation. Optional –  Canadian Western Red Cedar or Hardie Plank Fibre Cement cladding available at extra cost.

• Side & Rear Cladding : Durable, low-maintenance Anthracite corrugated galvanised steel cladding sheets.

• Flashings & Guttering : Deep, matching Anthracite roof edge flashings run the entire perimeter. Includes a full-width Anthracite rear guttering system complete with brackets, end stops, connectors, and downpipe.

Interior Finishes

• Thermal & Moisture Protection : A professional-grade breather membrane is applied to all internal walls. This prevents occupancy moisture from reaching the SIP core, ensuring the long-term health of the structure.

• Internal Framework : Walls and ceilings are lined with 25mm x 50mm C24-grade pressure-treated battens, creating a vital service cavity for electrical cabling and a rock-solid fixing point.

• Wall Finishes : 12.5mm high-density plasterboard throughout, professionally taped, filled, and primed with Dulux Trade White undercoat—leaving a clean, bright canvas ready for final decoration.

• Premium Ceiling Detail : High-quality ceiling cladding with joints aligned toward natural daylight to minimize shadows. Sleek, recessed LED lighting is integrated for a modern, low-profile look.

• Flooring & Skirting : High-quality roll vinyl flooring in a choice of colours, finished with solid MDF skirting boards for a crisp transition.

• Premium Click Aqua waterproof LVT and SPC flooring upgrades available upon request at extra cost.

• Electrical Installation : Fully pre-wired and optimized for efficient “plug & play” connection. The complete system is designed for quick assembly, requiring a certified electrician to simply engage three snap-connector plugs prior to final testing and certification. Includes :

3 x Double Sockets, a dedicated Consumer Unit, and an external 16-amp input,  full Earthing Pole and Clamp system.
